Proposed CRE Projects Within Walking Distance to the Expo Line
Ever since the news in 2012 that the Expo Line would be extended from Culver City to Santa Monica, projects have been built or proposed that are within walking distance to one of the new stations. Projects that are currently under construction include the Hilton Inn and Courtyard by Marriott hotels on 5th Street and Colorado, directly across the street from the Expo Line terminus station. Other light rail adjacent developments are in the works and are scheduled to begin construction or still need to be approved by the city government. The following are just a few commercial real estate projects proposed within walking distance of the new Expo Line stations that opened on May 20.
1. Hotel by the Pier
120 Colorado Ave, Santa Monica, CA 90401
Replacing the current Wyndham hotel on Ocean and Colorado, this project would feature 3 new buildings with over 200 hotel rooms, 25 condos and 17,000 sq. ft. of ground level retail space. The hospitality project will be about a block away from the Expo Line terminus.
2. 500 Broadway
500 Broadway, Santa Monica, CA 90401
Located on 5th and Broadway, this mixed-use project would feature 4 residential buildings with 249 units and 35,000 sq. ft. of 1st floor retail and restaurant space. 500 Broadway is just a block and a half away from the Downtown light rail station.
3. Colorado & Lincoln
1560 Lincoln Blvd, Santa Monica, CA 90401
NMS Properties, a developer with many existing multifamily/mixed-use properties in Santa Monica, is adding another one of its mixed-users to its portfolio. According to the official project site, it will be a 5-story building with 100 residential units and over 13,000 sq. ft. of retail space.
4. Lincoln Boulevard Collection
1601-1641 Lincoln Blvd, Santa Monica, CA 90404
Comprised of 421 studios, one and two bedroom units and ground floor retail space in each building, the Lincoln Boulevard Collection is a mixed-use development spread over 4 buildings. The development is just 4 blocks away from the Downtown Santa Monica station.
5. Pen Factory
2701 Olympic Boulevard, Santa Monica, CA 90404
Across the street from the Expo Line, the Pen Factory will be a creative office campus with 2 buildings and an expansive open area. The project was given the name the “Pen Factory” to pay homage to its former tenant, Papermate. Skidmore, Owings & Merrill (SOM) are the architects of the project.
6. Martin Expo Town Center
12101 W. Olympic Blvd., Los Angeles, CA 90064
This proposed project is unique in that the Martin family, the owner of the Martin Cadillac & GMC dealership and the property on which it sits, are the developers of the proposed property. The website claims the mixed-user, being just a block away from the Expo/Bundy station, will be the “first truly Transit Oriented Development on the Westside.”
